The Overview of Your Design Journey

ModaScapes Design Process

Every project starts with a free phone consultation where we'll learn about your objectives, goals, and overall investment. We'll explain our process, design philosophy and fee structure and decide together if we'll be a good fit to partner with you on your project.

PROGRAMMING

A 90-minute initial consultation on site or in our office.

We'll start by learning about your lifestyle, needs, preferences, functional goals, and budget. This is also a chance for us to share ideas, offer guidance, and get to know each other. We can meet on-site if you're local, or by video if you're out of town. After this step, we'll prepare a custom scope of work and flat-fee proposal for your project.

CONCEPT DESIGN

After we've gone under contract, we'll show you some concepts and themes to set the tone and direction for the rest of the project.

We'll begin by taking a 3D scan of your property and gathering detailed information during our Kick-off Meeting. This includes your budget, timeline, goals, and specific needs for each space. From there, we'll develop the Concept Design for your project. This phase typically includes two meetings, lasting 1-2 hours each.

SCHEMATIC DESIGN

We'll create floor plan options and review initial selections and elevation drawings to illustrate the overall design concept.

This phase focuses on exploring design options together and gathering your feedback. It is completed virtually, and the amount and length of the meetings depend on the scope of your project. The estimated time will be clearly outlined in your custom scope of work.

DESIGN DEVELOPMENT

Once you approve the schematic design, our team begins to refine the details of all the specific materials, finishes, fixtures, and furniture that will be used.

This phase may also include coordinating with architects, engineers, and other professionals to confirm that the design is feasible and meets applicable building codes and regulations. Before moving into documentation, we thoroughly review and test the schematic design to make sure the direction is solid. The timeline for this phase can vary from days to weeks, depending on the project scope. Your custom scope of work will outline the number of review meetings needed for your project.

DOCUMENTATION

This is the most important phase to get right, in our opinion. It will ensure an accurate bid and that execution will exceed expectations.

Our team will create detailed drawings, 3D renderings, and specifications that clearly communicate the design plan and provide contractors and builders with the information they need. This may include floor plans, elevations, section drawings, lighting plans, and schedules for materials, finishes, and furniture. This phase is handled by our team, so no additional involvement is needed from you.

CONSTRUCTION ADMINISTRATION

We oversee the implementation of the design plan to safeguard our baby will come to life as expected.

We will be working closely with contractors and suppliers to ensure that the project is executed according to specifications. This will involve many site visits, answering questions, resolving issues, and making any necessary adjustments to the design. If there is no construction on your project, this is procurement and installation, and we'll handle everything from order to install.

FINAL WALK THROUGH

After the dust has settled and you're all moved in, we check-in to see how things are going.

This is when we celebrate all the amazing changes that were made through the process and maybe look at some of those before pictures together! We may make arrangements for professional photographers to come in and capture all the goodness at the end of your project.
