The Overview of Your Design Journey

ModaScapes Design Process

Every project starts with a free phone consultation where we'll learn about your objectives, goals, and overall investment. We'll explain our process, design philosophy and fee structure and decide together if we'll be a good fit to partner with you on your project.

ModaScapes' Design Process Overview

PROGRAMMING

A 90-minute initial consultation on site or in our office.

We'll gather information about your lifestyle, specific needs, preferences, functional requirements and budget. Advice and ideas will flow freely, and we'll get to know each other. If you're in town, we'll come to the site or if you're not, we can do this via video. From this we'll assemble your custom scope of work and flat fee.

CONCEPT DESIGN

After we've gone under contract, we'll show you some concepts and themes to set the tone and direction for the rest of the project.

Then we'll take a deeper dive into your specific requirements by reviewing each room using the Matterport 3D scan we took of your space between the first two steps and cover the budget and timeline. This meeting could be 1 to 2 hours long.

SCHEMATIC DESIGN

We'll create floor plan options and review initial selections and elevation drawings to illustrate the overall design concept.

The focus is on exploring options and getting feedback from you. This phase is done via video and takes 1.5-4 hours, depending on project. Don't worry, this time will be specified in the scope.

DESIGN DEVELOPMENT

Once you approve the schematic design, our team begins to refine the details of all the specific materials, finishes, fixtures, and furniture that will be used.

It may also involve working with architects, engineers, and other professionals to ensure that the design is feasible and meets building codes and regulations. The schematic design is fully tested before we go to documentation. This could take days to weeks depending on the project scope and we'll outline how many review meetings with you we'll need in your scope of work.

DOCUMENTATION

This is the most important phase to get right, in our opinion. It will ensure an accurate bid and that execution will exceed expectations.

Our team will create detailed drawings and specifications that outline the design plan and provide instructions for contractors and builders. This may include floor plans, elevations, section drawings, lighting plans, and schedules for materials, finishes and furniture. No involvement from you on this one!

CONSTRUCTION ADMINISTRATION

We oversee the implementation of the design plan to safeguard our baby will come to life as expected.

We will be working closely with contractors and suppliers to ensure that the project is executed according to specifications. This will involve many site visits, answering questions, resolving issues, and making any necessary adjustments to the design. If there is no construction on your project, this is procurement and installation, and we'll handle everything from order to install.

FINAL WALK THROUGH

After the dust has settled and you're all moved in, we check-in to see how things are going.

This is when we celebrate all the amazing changes that were made through the process and maybe look at some of those before pictures together! We may make arrangements for professional photographers to come in and capture all the goodness at the end of your project.
